The Property Franchise Group was established in 1994, and the company claims to now be the UK’s number one property franchise specialist within the region of 300 offices country-wide. The group consists of six estate agent and/or property management brands, and the franchise holders in the group have almost 50,000 tenanted managed properties between them.

5. Parkers: The 13 Parkers offices are located across the M4 corridor. Since its launch in 1948 this estate agent and lettings group has gained substantial local knowledge and industry experience.
6. Whitegates: The 40 offices within this brand are located from the Midlands to the North of England. This brand was an innovator and launched certain now standard features of the industry such as operating seven days a week.

The one option is to purchase a new franchise. The second is to purchase a resale / buy an existing franchise business. The latter provides several advantages including offering existing clients and a portfolio of properties, existing and experienced staff, and established branded premises with business systems in place. These factors mean income is generated from the first day.
The franchise fee itself is £18,500 + VAT. However, you will require in the region of £100,000 in total as you will also have office set-up or shop-fit costs and working capital requirements. Each of these is an estimated £15,000 of the full amount. It is recommended by the company that you invest 30 – 40 per cent of your own funds. The balance can be obtained through a bank loan or financing.
It’s important to remember that, unless you purchase an existing business – you need money to cover your normal, personal expenses as your franchise will not generate income immediately.

Business planning: The Property Franchise Group team will help you to assess the potential of the territory you would like, assist you with a five year forecast, guide you with regards to securing financing, help you to identify suitable premises, and offer support as you have your premises fitted and set up.
Training: There is an induction programme, a shadowing / mentor period at an established office, on-the job training during your launch period, and training on the relevant technology and software. The company also offers an in-house training academy and webinars.

Software: You will receive state-of-the-art property sales and management software.
Business development: Once your office is established and running successfully, you will be assisted to develop into additional territories or agency acquisitions and advised in terms of recruitment and staff management. You could also pursue further training or studies to achieve relevant professional qualifications.
Specific experience in the property industry is not necessarily a prerequisite. However, to launch and run a successful business you need passion and drive. The Group indicates that on a new business it takes about two years to reach break-even. In year three a franchise in a high-street location can anticipate a turnover in the region of £250,000 and this should reach about £400,000 in year four. However, a very effective and successful franchise can generate an annual turnover in excess of £1 million.
As previously indicated, breakeven is near or at the end of year two. With an existing business, though, you will generate income from day one.
