Platinum Property Partners is the world’s first property investment franchise, and is based on a lucrative professional HMO (Houses in Multiple Occupation) model
Business & Professional Services, Homebased, Lettings & Property
£ 300,000 - £ 700,000
Platinum Property Partners is the world’s first property investment franchise, and is based on a lucrative professional HMO (Houses in Multiple Occupation) model developed by the company’s Founder, Steve Bolton.
The unique franchise model sees franchisees build and develop their own specialist buy-to-let property portfolio, which in turn provides working professionals with high quality rental accommodation, ensuring Franchise Partners achieve a lifelong substantial income and build assets for their future.
Founded in 2007, each Platinum Property Partners franchisee follows a tried-and-tested investment model that has been proven over time to deliver superior returns. The professional HMO buy-to-let strategy can generate up to four-times more income than an average single-tenancy UK property, and caters for the need of high quality accommodation for the growing young, mobile professional workforce.
Providing flexible accommodation for working professional tenants, Platinum Property Partners franchises have been shown to maintain consistently high occupancy levels across their portfolio.
Since the professional HMO property investment business was established it has grown to include over 350 Franchise Partners, with more than 1,000 properties, housing 6,400 professional tenants spread across 200 UK towns and cities.
Platinum Property Partners currently has a portfolio worth over £300m.
Offering intensive guidance and support to franchisees in finding, refurbishing, marketing, managing and maintaining a property, the ‘knowledge network’ of industry experts are also available to advise on accounting and tax efficiency to maximise profits.
The Platinum Property Partners franchise provides you with the on-going education, mentoring and support to build a portfolio of specialist buy-to-let HMOs (Houses in Multiple Occupation), which utilises your existing finances in order to generate a healthy income now and continuing into the future.
With a franchise period of either seven or 10 years, the franchise sees you using your own working capital to invest in single or multiple properties, and unusually, franchisees own the assets, so income continues even after the franchise period is over.
During the franchise period, Platinum Property Partners provides access to its 50-strong team of Head Office advisors, mentors and a ‘Power Team’, who help you to set up and build your property business.
Specialists in the high-end HMO market, Platinum Property Partners offers guidance on choosing a location (usually within one hour of your residential address) and finding the most suitable property.
The Platinum Property Partners team can also advise on how to maximise the number of available rooms, refurbishments and conversions to meet legislation and provide the greatest returns. Once your building is ready, they can also advise on finding and managing suitable tenants as a professional landlord.
As well as this business support, Platinum Property Partners offers a network of property specialists and experts covering every aspect of your property investment from planning, tax and legislation guidance to plumbing, inventories and furniture longevity. Platinum Property Partners can also advise on leveraging your investment to fund future properties.
A Platinum Property Partners franchise requires an investment level of £300,000 to £700,000. This investment level varies depending on the location of the property, refurbishment required, and the size of the portfolio you wish to build. These do not all need to be liquid funds, but can come from a range of sources including cash, equity in your home and other investments you hold.
Sometimes franchisees can use pension funds or family assets, along with making joint investments with other interested parties. Platinum Property Partners offers two franchise terms – a commitment of seven years with a £41,450 franchise fee or 10 years with a £32,970 franchise fee.
Along with the initial Platinum Property Partners franchise fee, franchisees pay a £495 + VAT monthly subscription.
Among the Platinum Property Partners network of industry experts are solicitors, accountants and mortgage brokers, who are able to offer bespoke services to Franchise Partners. Platinum Property Partners share its industry expertise to ensure that your business will be backed by a unique and robust financial plan.
The average return on investment for a Platinum Property Partners Franchise Partner’s portfolio is 15 per cent. After mortgage and maintenance costs, rental income generates over £17,000 gross profit on an average property, with capital growth on top. Most Platinum Property Partners franchisees have an income of between £50,000 and £150,000 pa.
No. Most Platinum Property Partners Franchise Partners have no experience in property and investment, but are looking for a low-risk way to utilise their current assets to provide a regular income in the future.
Platinum Property Partners offers all the advice, guidance and training required to purchase a buy-to-let property for the first time. Offering a range of systems, information and documents from day one, Platinum Property Partners offers mentoring and coaching, along with an intensive training programme supported by 50 industry specialists including solicitors, mortgage brokers, accountants and lettings agents, with ongoing National and Regional Workshops and webinars to keep your skills and knowledge up to date.
Is running a Platinum Property Partners franchise a full-time job?
It can be, but this completely depends on the size of your property portfolio. Some Platinum Property Partners franchisees continue to work full time while building their portfolio, transitioning to full-time professional landlord once their portfolio has grown, while others have the time and resources to fully commit to their business from the beginning. The size of your portfolio depends on your ambition and how much time you wish to spend building your business.
While it’s possible to invest in HMO properties without being part of a franchise, there are a wide range or risks and pitfalls for inexperienced property investors. Choosing the wrong property, planning complications and struggling to secure finance can all slow the process down, while failing to find tenants or overspending on renovations cost money.
Platinum Property Partners is highly experienced in the professional HMO buy-to-let sector and has a tried, tested and refined business model with a proven track record of negotiating property market lows, as well as highs.
Along with this, being part of a larger investment network comes with economies of scale and competitive advantage. Platinum Property Partners’ network of Franchise Partners is large and active, sharing ideas, contacts, knowledge and experience as well as drawing strength from each other.
Platinum Property Partners isn’t just looking for seasoned property developers, but is interested in future Franchise Partners with drive, determination and ambition.
To discuss the next steps, contact the Platinum Property Partners’ Partnership Team, who will get in touch via phone call to explain the business model in full and how it aligns to the company philosophy of ‘Be More, Do More, Have More, Give More’, as well as the legal and financial requirements. Together you will then decide whether it’s appropriate to progress to the next stage of attending a ‘Discovery Day’ in either London or Bournemouth.
At these fact-finding events, the founder introduces the Platinum Property Partners franchise, explains the specifics of the professional HMO property investment model, and introduces some current franchisees.
There is also the opportunity to meet with the Platinum Property Partners ‘Power Team’ on a one-to-one basis to discuss your specific goals and financial situation, and explore the options available to you if you choose to move forward.
