How does a Sourced Network franchise work?

All franchise owners enter a partnership with Sourced, allowing them to leverage the Sourced network of buyers, investors, joint venture partners and funding options.

As a franchisee, you would both assist investors to find the right property for them and also build your own property portfolio.

You will gain access to over 70 training days per year, while also leveraging on the experience of the Sourced Network, who have conducted a large number of transactions and projects that range from refurbishments to new, luxury developments.

Your time will be spent finding and analysing potential property deals, viewing sites and properties, networking with the relevant parties (investors, agents, solicitors and network members if applicable) and managing projects you are involved with.


How to become a Sourced Network franchisee

To apply to become a Sourced franchisee, simply fill in the request form on the company’s website. You will receive their prospectus, which gives details of the company and the franchise.

Following initial discussions, you will be asked to complete an application form. If both parties still want to proceed, you will meet the Sourced Directors.

How much will I need to invest?

The franchise fee is £12,500 (plus VAT). In addition, start-up costs are also modest as you won’t require office space or staff.

What you will have to pay for is the relevant insurance cover, to sign up to The Property Ombudsman, and a monthly management fee.


What will I get from Sourced Network?

Do I need experience?

No, you don’t require experience in property. The company will provide you with a unique step-by-step process, excellent training and ongoing support to be effective. 

Your work experience and background may not be relevant, but you need to possess certain attributes, values and skills.

How do territories work?

The territory assigned to Network franchisees by Sourced consists of 40,000 properties. However, you can operate outside your area, so long as you don’t move into the territory of another franchise holder.

If you identify an opportunity in someone’s territory, you can notify him or her and agree a fee split. If you elect at the outset to buy an additional territory you can do so, usually at a 50 per cent discount.

With the knowledge and skills acquired during your training, you will be able to position yourself as the local expert; investors will be drawn to you. Furthermore, the company generates leads you can then follow up.

Income is not guaranteed as it depends on several factors, including the amount and quality of effective and focused work you do.


Do I need to do my own marketing?

The Sourced marketing team spends time working on the company website so that leads are generated and the company runs marketing campaigns for deals that franchisees have set up.

Head office also arranges networking opportunities and promotional materials such as brochures, infographics and white papers that are constantly updated.


What is not included when I purchase a franchise?

If you don’t have basic home office equipment and a good internet connection, you will need to invest in them. You must also pay for public liability and indemnity insurance.

The final requirement is membership of the Property Redress System. You will receive information and guidance on all the legal and ethical necessities during your training.
